The two-story, masonry building is configured for flexible R&D and light-industrial use, sits close to Routes 111 and 2 and within about seven miles of Interstate 495, the highway access that R&D and light-manufacturing users tend to prioritize, and offers 71 on-site parking spaces and a single loading dock, features that helped broaden the buyer pool and support a competitive process.
We counseled the client on positioning the asset for sale in a submarket that continues to draw demand for smaller-balance industrial and R&D space, working to align the transaction with the client’s objectives on timing and terms. Throughout the process, we advised on the purchase and sale agreement, coordinated due diligence, and guided the client through title and survey review and the customary closing matters for a disposition of this kind.
