Purchase of a Retail Plaza, Route One Saugus

Murphy PC represented a family real estate company purchaser of an approximately 12,000 square foot retail plaza occupied by Fed-Ex Office, Bay State Physical Therapy, For Eyes and Premier Martial Arts well located along Route 1, the area’s primary commercial corridor.

The transaction included negotiation of the purchase agreement, loan documents, tenant estoppels and subordination, nondisturbance, and attornment agreements with various parties, advice on due diligence items, including a reciprocal easement agreement and related estoppel, and title, zoning and environmental matters.
